Yule & Yule were delighted to be invited to work with Simon Laird Associates and Johnston Carmichael on the refurbishment of their Edinburgh office based in Melville Street, close to the heart of the City Centre in December 2018. The existing premises, built originally as 3 separate town houses were in need of a major upgrade to make them fit for purpose. Our main role on this project was to link the 3 buildings and help deliver a new office that would function as a modern and flexible workplace for the next 10 years. The major challenge for us was being able to complete major refurbishment work throughout the building while allowing the Johnston Carmichael staff to continue working as normal. This meant breaking an 8-9-month project down into six-week phases, where meeting strict deadlines was absolutely crucial. Working closely with the internal team we were able to minimise disruption and ensure that the work really brought the Johnston Carmichael brand to life within the finished product.

Enabling and civils works are now well underway to support this major project.

Open Office Space with Bespoke Shelving

In 2014, Ecometrica appointed Yule & Yule as Principal Contractor for the fit out of their new Edinburgh headquarters.

The Orchard Brae office employs an experienced team of expert climate change and geospatial analysts, software developers and business leaders.

Yule & Yule installed solid and double glazed partitioning systems along with bespoke joinery made shelving displays.  A tea-prep facility, flooring, decorations and signage also formed part of the contract.

On site they were excellent in both timing and delivery. They negotiated a number of difficulties peculiar to our building and brought the job in on time and within our specified budget. 

Compared to the whole business of leasing property, they were a refreshingly honest supplier and extremely helpful in the snagging phase.

Bespoke Working Solutions

In 2015, Optimised Environments awarded Yule & Yule with the fit-out contract for their new premises in Q2.

Optimised Environments is a multidisciplinary design company with master planning, urban design, landscape architecture and environmental planning at it’s core.

As the master planners of the Quartermile Complex in central Edinburgh it made sense for OPEN to consider this location for their HQ expansion.

In conjunction with Simon Laird Associates, Yule & Yule delivered a creative & exciting space for OPEN’s new HQ on time and within the budget.

Solid and single glazed frameless partitions were installed to create office, boardroom and meeting facilities along with the installation of t-prep and ancillary areas.

As well as this, the decorative finishes used throughout enhanced the office’s relaxed theme whilst keeping in with OPEN’s core business image.

Mainpoint Reception Fit-Out, West Port, Edinburgh


Cording Group awarded the fit-out of Mainpoint’s main reception area to Yule & Yule back in the summer of 2016

We replaced sections of glazed curtain walling and installed a new glazed revolving door set as part of the works.  

We also installed fabric panels mounted to the walls to assist with the acoustics along with tensile fabric maps of the Old Town.

Installed internally and externally are feature ‘Ringo Star’ LED light fittings. The installation of these lights required careful engineering and planning prior to the installation.

Conducting disruptive works out of hours ensured minimal disruption for tenants and the building management team.

T-Prep/Kitchen Area

US diabetes software development firm, Dexcom, appointed Yule & Yule as Principal Contractor for their HQ fit-out in 2016.

Yule & Yule carried out the works over a 10 week period with the majority undertaken during normal working hours.

We overcame several challenges along the way with the main to install cantilevered soffits above fully glazed ‘Bay’ style partitions.

The team have created an interesting workplace for staff that includes multiple meeting rooms, study rooms and breakout hubs. Creative designs by Simon Laird Associates also include an open plan tea-prep facility and ‘putting green’. Throughout the office a sophisticated lighting control system has been integrated and an interesting mix of finishes can be seen.

The end result is a unique office space that meets the wider requirements of modern work life.

In early 2012 Yule & Yule were delighted to be approached by Turcan Connell who were looking for help with their forthcoming expansion in to the West of Scotland.  When suitable premises had been found in St. Vincent Street, Glasgow Yule & Yule were tasked with the space planning, design and project management of the office fit out.

Working closely with the client from the outset ensured that the space planning & design element of the project was signed off at an early stage and the building warrant submitted and quickly approved by the local authority.  Attention was paid to the smallest of details which ensured that the client understood very early on how the space would look and function on completion.

Yule & Yule priced and itemised the various elements that formed the fit out project which included the supply and installation of new demountable solid and glazed partitions, modifications to existing ceiling, lighting & electrical services, decorations, the supply and installation of flooring, t-prep facility and new indoor and outdoor furniture.

On site project management was provided throughout the duration of the 6 week project and this hands on approach played a big part ensuring a successful project completion that was on time and within budget.

In November 2011 Yule & Yule were appointed Project Managers for The Smith Anderson Group working on the relocation of their entire production facility from Falkland to new premises in Kirkcaldy, Scotland.

Yule & Yule had to work closely with the client from the outset to gain an understanding of their core business, their production processes and their vision for the future.

As a leading  manufacturer of paper bags, turning over some 50 million paper bags weekly for the likes of McDonald’s whom they supply to all of the UK, Ireland and the Netherlands it was essential that manufacturing was maintained completely throughout this relocation process to avoid any downtime in production.

Smith Anderson required a competent project management team to manage the fit out and relocation works which included the design & space planning of the factory & office accommodation, producing a detailed budget proposal with cost analysis throughout the project, appointing all sub-contractors and providing management to the overall process from design to handover. Yule & Yule also provided Smith Anderson with new office furniture and designed a bespoke range of noodle bar style furniture for their staff restaurant.

All necessary approvals such as planning and building warrant were also obtained through Yule & Yule.

Smith Anderson moved in to their new facility in August 2012 and have since seen an upturn in production performance which has been the result of improved processes, improved production layout and hard work.

In 2013 Yule & Yule were commissioned to design, manufacture and install a bespoke reception counter for the main entrance of an Edinburgh based financial institution.

We worked closely with the client from the outset to ensure we understood their requirements before detailed drawings and 3D renders were produced to help the client visualise the options that were being proposed.

We teamed up with a local furniture consultant & furniture maker to manufacture the desk and the end result was a stunning handcrafted, bow fronted counter finished in both laminate and real wood veneer and with curving sandblasted glass tops that reflected a positive corporate image and complemented their existing reception area beautifully.
